Amended Final Plat, 3 Olive Park, Olive Avenue and 103rd Avenue 

Purpose:

This is a request for City Council to approve an Amended Final Plat of 3 Olive Park, located on Olive Avenue and 103rd Avenue, and authorize the Mayor and City Clerk to sign and record the Amended Final Plat with the Maricopa County Recorder’s Office subject to the following stipulation:

 

In the event that the Amended Final Plat is not recorded within 60 days of Council approval, the Amended Final Plat will become void.  The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations.

Background/Summary:

The purpose of the Amended Final Plat is to amend the plat for a residential subdivision.  This subdivision was originally platted in January 2016.  During construction, a survey error was made in the staking of the lots.  This Amended Final Plat adjusts the lots lines to correspond with the construction.  This development is within the City’s water/sewer service area.  This Amended Final Plat contains 158 previously platted lots.  All internal roadways are public and will be maintained by the City.

Previous Actions:

The preliminary plat was reviewed by the City and completed in October 2015.  The Final Plat was approved by Council in December 2015 and recorded in January 2016 in Book 1255 Page 11.

Options:

A: The Amended Final Plat has been approved through the Development and Engineering Department.  An option would be to not accept the proposed Amended Final Plat; although it should be noted that not approving the Amended Final Plat will prevent the Developer from developing this land.

 

B: The other option would be to formally approve the Amended Final Plat and allow this parcel to be developed.

Staff Recommendation:

Discussion and possible action to approve the Amended Final Plat of 3 Olive Park, located at Olive Avenue and 103rd Avenue, subject to stipulations.

Fiscal Analysis:

There is no direct budgetary impact to the City to approve the Amended Final Plat.

Narrative:

The acceptance of this Amended Final Plat by City Council will allow the developer to move forward in developing this property.
