| Final Plat, Vistancia Village D Parcels D1, D2, D3A, D3B, & D4, Lone Mountain Parkway and El Mirage Road |

| | | | | | | | Purpose:
This is a request for City Council to approve a Final Plat of Vistancia Village D Parcels D1, D2, D3A, D3B, & D4, located on Lone Mountain Parkway and El Mirage Road, and authorize the Mayor and City Clerk to sign and record the Final Plat with the Maricopa County Recorder’s Office subject to the following stipulations:
1. All civil plans must be approved by the City of Peoria (City) prior to recordation of the Final Plat.
2. An approval of design from the City Engineering Department for the necessary improvements in accordance with the City Subdivision Regulations, as determined by the City Engineer, must be obtained prior to recording the Final Plat.
3. The developer must provide a financial assurance in the amount agreed upon by the City Engineer and an Agreement to Install for construction of the infrastructure improvements in accordance with the City Subdivision Regulations, prior to recordation of the Final Plat.
4. In the event that the Final Plat is not recorded within 60 days of Council approval, the Final Plat will become void. The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations. |
| | | | | | | | Background/Summary:
The purpose of the Final Plat is to plat a subdivision for residential use. This development is within the City’s water\sewer service area. This final plat creates a total of 87 new lots and 4 new parcels for future development within the Vistancia Community. The four new parcels will be replatted later to establish the individual lots, tracts, and roadways within that parcel. All internal roadways are public and will be maintained by the City. |

The preliminary plat was reviewed by the City and completed in May 2016 and no changes were made to the proposed Final Plat. |
| | | | | | | | Options:
A: The Final Plat has been approved through the Development and Engineering Department. An option would be to not accept the proposed Final Plat; although it should be noted that not approving the Final Plat will prevent the Developer from developing this land.
B: The other option would be to formally approve the Final Plat and allow this parcel to be developed. |

Discussion and possible action to approve the Final Plat of Vistancia Village D Parcels D1, D2, D3A, D3B, & D4, located at Lone Mountain Parkway and El Mirage Road, subject to stipulations. |

There is no direct budgetary impact to the City to approve the Final Plat. |

The acceptance of this Final Plat by City Council will allow the developer to move forward in developing this property.
