Replat, The Meadows – Parcel 12A, Lots 88 & 89, 97th Avenue and Deer Valley Road 

Purpose:

This is a request for City Council to approve a Replat of The Meadows – Parcel 12A, Lots 88 & 89, located on 97th Avenue and Deer Valley Road, and authorize the Mayor and City Clerk to sign and record the Replat with the Maricopa County Recorder’s Office subject to the following stipulation:

 

In the event that the Replat is not recorded within 60 days of Council approval, the Replat will become void.  The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations.

Background/Summary:

The purpose of the Replat is to adjust the property line between two lots in an existing residential subdivision.  This development is within the City’s water\sewer service area.

Previous Actions:

The Final Plat for Parcel 12A was recorded in Book 1156 Page 29.

Options:

A: The Replat has been approved through the Development and Engineering Department.  An option would be to not accept the proposed Replat; although it should be noted that not approving the Replat will prevent the Developer from developing this land.

 

B: The other option would be to formally approve the Replat and allow these lots to be developed.

Staff Recommendation:

Discussion and possible action to approve the Replat of The Meadows – Parcel 12A, Lots 88 & 89, located at 97th Avenue and Deer Valley Road, subject to stipulations.
Fiscal Analysis:

There is no direct budgetary impact to the City to approve the Replat.

Narrative:

The acceptance of this Replat by City Council will allow the developer to move forward in developing these lots.
