SUBJECT:
Final Plat, 88th Avenue & Thunderbird Commercial, Thunderbird Road and 88th Avenue 

Purpose:

This is a request for City Council to approve a Final Plat of 88th Avenue & Thunderbird Commercial, located on Thunderbird Road and 88th Avenue, and authorize the Mayor and City Clerk to sign and record the Final Plat with the Maricopa County Recorder’s Office subject to the following stipulation:

 

In the event that the Final Plat is not recorded within 60 days of Council approval, the Final Plat will become void.  The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations.
Background/Summary:

The purpose of the Final Plat is to adjust the property line between two existing commercial lots and to set aside tracts for future Right of Way.  This development is within the City’s sewer service area.
Previous Actions:

There has been no previous action.

Options:

A: The Final Plat has been approved through the Development and Engineering Department.  An option would be to not accept the proposed Final Plat; although it should be noted that not approving the Final Plat will prevent the Developer from developing this land.

 

B: The other option would be to formally approve the Final Plat and allow this parcel to be developed.
Staff Recommendation:

Discussion and possible action to approve the Final Plat of 88th Avenue & Thunderbird Commercial, located at Thunderbird Road and 88th Avenue, subject to stipulations.

 

Fiscal Analysis:

There is no direct budgetary impact to the City to approve the Final Plat.

Narrative:

The acceptance of this Final Plat by City Council will allow the developer to move forward in developing this property.
