Project Description

A Conditional Use Permit request for a new 10 bay automotive service facility located within a vacant pad site in the Wal-Mart Neighborhood Marketplace shopping center at the southeast corner of 75th Avenue and Thunderbird Road.

Key Items For Consideration:
  • The request is consistent with the City of Peoria Zoning Ordinance and compatible with the uses in the surrounding area;
  • The use, in conjunction with the conditions of approval, will operate in a manner that will not negatively impact the adjoining uses; and,
  • The applicant/owner has submitted a signed and notarized Proposition 207 waiver, which will be recorded with the conditions outlined in the staff report.
Recommendations:

Approve the applicant's request for a Conditional Use Permit under Case CU16-0033, subject to the conditions outlined in the staff report.
