SUBJECT:
Replat, Lots 54-58 and Lots 151-154 of Vistancia Parcel A29, Ridgeline Road and Sunrise Point 

Purpose:

This is a request for City Council to approve a Replat of Lots 54-58 and Lots 151-154 of Vistancia Parcel A29, located on Ridgeline Road and Sunrise Point, and authorize the Mayor and City Clerk to sign and record the Replat with the Maricopa County Recorder’s Office subject to the following stipulation:

 

In the event that the Replat is not recorded within 60 days of Council approval, the Replat will become void.  The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations.

Background/Summary:

The purpose of the Replat is to relocate the existing Use and Benefit Easements located on these lots, to accommodate the desired housing product.  No new lots are being created with the Replat.

Previous Actions:

The final plat for Vistancia Parcel A-29 was recorded in Book 839 Page 38.

Options:

A: The Replat has been approved through the Development and Engineering Department.  An option would be to not accept the proposed Replat; although it should be noted that not approving the Replat will prevent the Developer from developing this land.

 

B: The other option would be to formally approve the Replat and allow this parcel to be developed.

Staff Recommendation:

Discussion and possible action to approve the Replat of Lots 54-58 and Lots 151-154 of Vistancia Parcel A29, located at Ridgeline Road and Sunrise Point, subject to stipulations.
Fiscal Analysis:

There is no direct budgetary impact to the City to approve the Replat.

Narrative:

The acceptance of this Replat by City Council will allow the developer to move forward in developing this property.
