| Replat, Lot 2 of the Northwest Corner 67th Avenue and Pinnacle Peak Road |

| | | | | | | | Purpose:
This is a request for City Council to approve a Replat of Lot 2 of Northwest corner 67th Avenue and Pinnacle Peak Road, located on 67th Avenue and Pinnacle Peak Road, and authorize the Mayor and City Clerk to sign and record the Replat with the Maricopa County Recorder’s Office subject to the following stipulation:
In the event that the Replat is not recorded within 60 days of Council approval, the Replat will become void. The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations. |

The purpose of the Replat is to divide one residential lot into two. This development is within the City’s water/sewer service area. |
| | | | | | | | Previous Actions:
The Final Plat for NWC 67th Avenue and Pinnacle Peak Road was recorded in Book 719 Page 49. |
| | | | | | | | Options:
A: The Replat has been approved through the Development and Engineering Department. An option would be to not accept the proposed Replat; although it should be noted that not approving the Replat will prevent the Developer from developing this land.
B: The other option would be to formally approve the Replat and allow this parcel to be developed.

Discussion and possible action to approve the Replat of Lot 2 of Northwest Corner 67th Avenue and Pinnacle Peak Road, located at 67th Avenue and Pinnacle Peak Road, subject to stipulations. |

There is no direct budgetary impact to the City to approve the Replat. |

The acceptance of this Replat by City Council will allow the developer to move forward in developing this property. |
