SUBJECT:
Replat, Lake Pleasant Crossing Amended, Lake Pleasant Parkway and Yearling Road 

Purpose:

This is a request for City Council to approve a Replat of Lake Pleasant Crossing Amended, located on Lake Pleasant Parkway and Yearling Road, and authorize the Mayor and City Clerk to sign and record the Replat with the Maricopa County Recorder’s Office subject to the following stipulation:

 

In the event that the Replat is not recorded within 60 days of Council approval, the Replat will become void.  The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations.

Background/Summary:

The purpose of the Replat is to amend the property line between two commercial lots.  No additional parcels are being created with this replat.  This development is within the City’s water/sewer service area.

Previous Actions:

The final plat was recorded in Book 996 Page 49 and revised in book 1269 Page 47.

Options:

A: The Replat has been approved through the Development and Engineering Department.  An option would be to not accept the proposed Replat; although it should be noted that not approving the Replat will prevent the Developer from developing this land as desired.

 

B: The other option would be to formally approve the Replat and allow this parcel to be further developed.

 

 

 

Staff Recommendation:

Discussion and possible action to approve the Replat of Lake Pleasant Crossing Amended, located at Lake Pleasant Parkway and Yearling Road, subject to stipulations.

 

Fiscal Analysis:

There is no direct budgetary impact to the City to approve the Replat.

Narrative:

The acceptance of this Replat by City Council will allow the developer to move forward in further developing this property.
