Discussion and possible action to approve an Amended Final Plat of Happy Valley 40, located on 97th Avenue and Happy Valley Road, subject to stipulations. |
| | | | | | | | Summary:
The purpose of the final plat is to amend the final plat for a residential subdivision. This development is within the City’s sewer service area. This final plat includes 60 residential lots. |
| | | | | | | | Previous Actions/Background:
The final plat was reviewed by the City, approved by City Council February 7, 2017, and recorded in Book 1312 Page 17. |
| | | | | | | | Options:
A: The Amended Plat has been approved through the Development and Engineering Department. An option would be to not accept the proposed Amended Plat; although it should be noted that not approving the Amended Plat will hinder the Developer from developing this land.
B: The other option would be to formally approve the Amended Plat and allow this parcel to be developed. |

Staff recommends the approval and subsequent recordation of the attached Amended Plat subject to the following stipulation:
In the event that the Amended Plat is not recorded within 60 days of Council approval, the Amended Plat will become void. The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations. |
