Discussion and possible action to approve a Replat of Lots 675A, 676A, and 677A of Master Plat for Rock Springs II – Phase II, located on 75th Avenue and Jomax Road, subject to stipulations. |
| | | | | | | | Summary:
The purpose of the Replat is to adjust the lot lines between three parcels in an existing residential subdivision. This development is within the City’s water/sewer service area. This Replat does not create any additional lots. |
| | | | | | | | Previous Actions/Background:
The Master Plat for Rock Springs II Phase II was approved by the City in 2006 and recorded in Book 1151, Page 36. |
| | | | | | | | Options:
A: The Replat has been approved through the Development and Engineering Department. An option would be to not accept the proposed Replat; although it should be noted that not approving the Replat will prevent the Developer from developing these lots as intended.
B: The other option would be to formally approve the Replat and allow these lots to be developed. |
| | | | | | | | Staff Recommendation:
Staff recommends the approval and subsequent recordation of the attached Replat subject to the following stipulation:
In the event that the Replat is not recorded within 60 days of Council approval, the Replat will become void. The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations. |
