Discussion and possible action to approve a Final Plat of Jordan Business & Industrial Park, located on the Southwest corner of 75th Avenue and Mountain View Road, subject to stipulations. |
| | | | | | | | Summary:
The purpose of the Final Plat is to plat a parcel of land for commercial use. This development is within the City’s water and sewer service area. This Final Plat creates a total of 2 new lots. The original final plat that split the property was an illegal lot split, which was drafted and recorded through Maricopa County and has not been seen and approved by the City of Peoria Site Development Department nor approved through the City of Peoria council. |

The site plan (SP22-11 Mountain View Storage) was reviewed by the City and completed on December 1, 2022 and no changes were made to the proposed Final Plat. |
| | | | | | | | Staff Recommendation:
Staff recommends the approval and subsequent recordation of the attached Final Plat subject to the following stipulations:
- The developer must provide a financial assurance in the amount agreed upon by the City Engineer and an Agreement to Install for construction of the infrastructure improvements in accordance with the City Subdivision Regulations, prior to recordation of the Final Plat.
- In the event that the Final Plat is not recorded within 60 days of Council approval, the Final Plat will become void. The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations.
