Final Plat, Dunkin 83rd Avenue & Olive, a Replat of Lot 2 of Parc at Roundtree Ranch Final Plat, Olive Avenue & 83rd Avenue 

Purpose:

Discussion and possible action to approve a Final Plat for Dunkin 83rd Avenue & Olive, a Replat of Lot 2 of Parc at Roundtree Ranch Final Plat, located on the Northeast corner of Olive Avenue and 83rd Avenue, subject to stipulations.

Summary:

The purpose of the Replat is to split an existing commercial parcel into five commercial parcels and to improve one of these parcels for Dunkin coffee shop drive-thru use. This development is within the City’s water and sewer service area. 

 

In 2019, the City Council approved the Final Plat for Parc at Roundtree Ranch (Book 1467, Page 27), splitting that parcel into Lots 1 and 2.  The Replat is necessary to split Lot 2 into five parcels and dedicate necessary easements for Dunkin improvements.  

Previous Actions/Background:

The Site Plan (SP21-01) was reviewed by the City and completed in July 2022 and no significant changes were made to the proposed Replat.

 

Staff Recommendation:

Staff recommends the approval and subsequent recordation of the attached Replat subject to the following stipulation:

 

In the event that the Replat is not recorded within 60 days of Council approval, the Replat will become void.  The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations.

Fiscal Analysis:

No fiscal impact.
