| Re-plat of Lots 4 and 5 of the Replat of Peoria Place, Hatcher Road & 79th Avenue (Project No. R230004) |

Discussion and possible action to approve a Replat of Lots 4 and 5 of the Replat of Peoria Place, located at the Northeast Corner of Hatcher Road and 79th Avenue, subject to stipulations.

| | | | | | | | Summary:
The purpose of the Replat is to split two existing parcels into three parcels and to improve all three parcels with industrial buildings and related infrastructure. This development is within the City’s sewer and water service area.
In January 2009, the City Council approved the Replat of the Final Plat for “Peoria Place” (Book 1019, Page 13), establishing Lots 4 and 5. The Replat is necessary to split Lots 4 & 5 into three parcels and dedicate and abandon necessary easements for the industrial building improvements. |

The Site Plan (SP22-19) was reviewed by the City and completed in February 2023 and no significant changes were made to the proposed Replat. |

Staff recommends the approval and subsequent recordation of the attached Replat subject to the following stipulation:
In the event that the Replat is not recorded within 60 days of Council approval, the Replat will become void. The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations. |
