Re-plat, Lot 17 Ventana Picachos, 87th Lane and Calle Lejos (Project No. R220090) 

Purpose:

Discussion and possible action to approve a Replat of Lot 17, Ventana Picachos, located on 87th Avenue and Calle Lejos, subject to stipulations.

Summary:

The purpose of the Replat is for adjustment of an existing drainage easement / No Build Limit due to proposed design and modification to the existing on-site storm drain lines. This development is within the City’s sewer service area. The water service area is private (Sunrise Water Company).  This Replat does not affect property boundaries and only affects the re-alignment of an existing drainage easement / No build Limit. All internal roadways are private and maintained by the HOA.

Previous Actions/Background:

The original Final Plat for the subdivision was reviewed by the City and recorded on March 13, 2006.

Staff Recommendation:

Staff recommends the approval and subsequent recordation of the attached Re-Plat subject to the following stipulations:

 

  1. All civil plans must be approved by the City of Peoria (City) prior to recordation of the Re-Plat.

 

  1. An approval of design from the Development and Engineering Department for the necessary improvements in accordance with the City Subdivision Regulations, as determined by the City Engineer, must be obtained prior to recording the Re-Plat.

 

  1. The developer must provide a financial assurance in the amount agreed upon by the City Engineer and an Agreement to Install for construction of the infrastructure improvements in accordance with the City Subdivision Regulations, prior to recordation of the Re-Plat.

 

  1. In the event that the Re-Plat is not recorded within 60 days of Council approval, the Re-Plat will become void.  The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations.
Fiscal Analysis:

No fiscal impact.
