Discussion and possible action to approve a Replat for Sunrise Promenade Lots 3A and 3B, a Replat of Lot 3 of Sunrise Promenade, located at Northeast corner of Lake Pleasant Parkway and Hatfield Road alignment, subject to stipulations. |
| | | | | | | | Summary:
The purpose of the Replat is to split an existing commercial parcel into two commercial parcels and to improve one of these parcels for a Signal Healthcare building. This development is within the City’s sewer service area and Sunrise Water Company service area.
In 2019, the City Council approved the Final Plat for Sunrise Promenade at Lake Pleasant (Book 1460, Page 15. This Replat is necessary to split Lot 3 into two parcels and dedicate necessary easements for Signal Healthcare improvements. |

The Site Plan (SP17-36A.2) was reviewed by the City and completed in September 2022 and no significant changes were made to the proposed Replat. |
| | | | | | | | Staff Recommendation:
Staff recommends the approval and subsequent recordation of the attached Replat subject to the following stipulation:
In the event that the Replat is not recorded within 60 days of Council approval, the Replat will become void. The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations. |
