Discussion and possible action to approve a Map of Dedication of Forest Pleasant Place, located South West of El Mirage Road and Westland Road, subject to stipulation. |
| | | | | | | | Summary:
The purpose of the Map of Dedication is to dedicate the future right of way for the adjacent parcels within the Mystic community. This development is within the City’s water and sewer service area. The roadway will be public and maintained by the City of Peoria. |
| | | | | | | | Previous Actions/Background:
This Map of Dedication was originally approved by City Council on September 13, 2022 as Item 19C on the council agenda. The developer did not provide assurance and the Map of Dedication did not record within the specified 60 days after City Council approval and therefore is back for City Council re-approval. |
| | | | | | | | Staff Recommendation:
Staff recommends the approval and subsequent recordation of the attached Map of Dedication subject to the following stipulations:
- All civil plans must be approved by the City of Peoria (City) prior to recordation of the Final Plat.
- An approval of design from the Development and Engineering Department for the necessary improvements in accordance with the City Subdivision Regulations, as determined by the City Engineer, must be obtained prior to recording the Final Plat.
- The developer must provide a financial assurance in the amount agreed upon by the City Engineer and an Agreement to Install for construction of the infrastructure improvements in accordance with the City Subdivision Regulations, prior to recordation of the Map of Dedication.
- In the event that the Map of Dedication is not recorded within 60 days of Council approval, the Map of Dedication will become void. The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations.
