Discussion and possible action to approve a Replat of Lot 2 of the Replat of Peoria Place, located at the northeast corner of Mountain View Road & 83rd Avenue. Subject to stipulations. |
| | | | | | | | Summary:
The purpose of the Replat is to improve this parcel with 266 one and two bedroom apartment style residences on a common lot and dedicate and abandon easements necessary for related infrastructure. This development is within the City’s sewer and water service area. Internal roadways will be private for this development.
In January 2009, the City Council approved the Replat of the Final Plat for “Peoria Place” (Book 1019, Page 13), establishing Lot 2. |
| | | | | | | | Previous Actions/Background:
The Site Plan (SP22-25) was reviewed by the City and completed in April 2023 and no significant changes were made to the proposed Replat. |
| | | | | | | | Staff Recommendation:
Staff recommends the approval and subsequent recordation of the attached Replat subject to the following stipulation:
- All civil plans must be approved by the City of Peoria (City) prior to recordation of the Replat.
- An approval of design from the Development and Engineering Department for the necessary improvements in accordance with the City Subdivision Regulations, as determined by the City Engineer, must be obtained prior to recording the Replat.
- The developer must provide a financial assurance in the amount agreed upon by the City Engineer and an Agreement to Install for construction of the infrastructure improvements in accordance with the City Subdivision Regulations, prior to recordation of the Replat.
- In the event that the Final Plat is not recorded within 60 days of Council approval, the Replat will become void. The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations.
