SUBJECT:
Re-Plat, Vistancia Village D South, Parcels D-11/12, D-13/14, D-15/16, D-17, D-18, D-19, D-20, D-21 & D-22, Lone Mountain Road and El Mirage Road (Project No. R230037) 

Purpose:

Discussion and possible action to approve a Re-Plat of, Vistancia Village D South, Parcels D-11/12, D-13/14, D-15/16, D-17, D-18, D-19, D-20, D-21 & D-22 located on the southeast corner of Lone Mountain Road and El Mirage Road, and authorize the Mayor and City Clerk to sign and record the Re-Plat with the Maricopa County Recorder’s Office.

Summary:

The purpose of the Re-Plat is to plat a subdivision for commercial use.  This development is within the City’s water and sewer service area.  This Re-Plat creates a total of 9 new parcels within the Commercial Core of the Vistancia Community.  All internal roadways are public and will be maintained by the City of Peoria.
Previous Actions/Background:

None. 
Staff Recommendation:

Staff recommends the approval and subsequent recordation of the attached Re-Plat subject to the following stipulations:

 

  1. All civil plans must be approved by the City of Peoria (City) prior to recordation of the Re-Plat.

 

  1. An approval of design from the Development and Engineering Department for the necessary improvements in accordance with the City Subdivision Regulations, as determined by the City Engineer, must be obtained prior to recording the Re-Plat.

 

  1. The developer must provide a financial assurance in the amount agreed upon by the City Engineer and an Agreement to Install for construction of the infrastructure improvements in accordance with the City Subdivision Regulations, prior to recordation of the Re-Plat.

 

  1. In the event that the Re-Plat is not recorded within 60 days of Council approval, the Re-Plat will become void.  The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations.
