Discussion and possible action to approve a Final plat for Francisco Arzate and Sarah Bisom, a Re-Plat of a portion of lots 58 and 59, Varney Tract plat 2, per book 34 of maps page 24, for Francisco Arzate and Sarah Bisom, located on the Southeast corner of 80th Avenue and Cherry Hills Drive, and authorize the Mayor and City Clerk to sign and record the Final Plat with the Maricopa County Recorder’s Office.

The purpose of the Final Plat is to plat two existing parcels into one lot. This development is within the City’s water and sewer service area. 

The Final Plat is necessary to allow for a 40’x50’ metal accessory building on the current south lot (vacant lot). Accessory buildings are not permitted on vacant lots. Combining the two lots will allow for the accessory building to be constructed. The Final Plat will also provide an eight-foot Public Utility Easement along property frontage.

Staff recommends the approval and subsequent recordation of the attached Final Plat subject to the following stipulation:

1. In the event that the Final Plat is not recorded within 60 days of Council approval, the Final Plat will become void.  The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations.
