| Replat, Thomas Fitzpatrick, Northeast Corner Navigator Lane and 104th Avenue (Project No. R240077) |

| | | | | | | | Purpose:
Discussion and possible action to approve the Thomas Fitzpatrick Replat, located at the intersection of Navigator Lane and 104th Avenue, and authorize the Mayor and City Clerk to sign and record the Replat with the Maricopa County Recorder’s Office.

| | | | | | | | Summary:
The purpose of the Replat is to 1) reduce a temporary turnaround easement in the front of Lots 226 and 227 and 2) to abandon a 45-ft wide drainage easement along the rear of Lots 226 and 227 of Ironwood Phase 4B residential subdivision. The temporary turnaround easement is able to be reduced due to the construction of Navigator Lane with Ironwood Estates. The drainage easement is able to be abandoned due to the reduction of flows following the construction of regional detention basins located directly upstream of the lots.
The Final Plat for Ironwood Phase 4B (M.C.R. Book 483, Page 27) was approved by City Council in 1998. |

The Site Plan (SP22-24) was reviewed by the City and completed in June 2023 and no significant changes were made to the proposed Replat. |
| | | | | | | | Staff Recommendation:
Staff recommends the approval and subsequent recordation of the attached Replat subject to the following stipulation:
- All civil plans must be approved by the City of Peoria (City) prior to recordation of the Replat.
- In the event that the Replat is not recorded within 60 days of Council approval, the Replat will become void. The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations.
