Discussion and possible action to approve a Replat of the Final Plat of Marketplace at Vistancia, located on the Southeast Corner of El Mirage Road and Lone Mountain Road, and authorize the Mayor and City Clerk to sign and record the Replat of the Final Plat with the Maricopa County Recorder’s Office. |

The purpose of the Replat of the Final Plat is to plat a parcel for commercial use. This development is within the City’s water and sewer service area. This Replat of the Final Plat creates a total of zero new lots for commercial development within the Vistancia Community but is being completed to revise a drainage easement along the southern property line. All external roadways are public and will be maintained by the City of Peoria. |

The Site Plan (SP22-10 Marketplace at Vistancia) was reviewed by the City and completed on January 10, 2023, and Final Plat was reviewed and approved by council on October 10, 2023. No changes were made to the proposed Replat of the Final Plat with the exception of the revised drainage easement along the southern property line. |
| | | | | | | | Staff Recommendation:
Staff recommends the approval and subsequent recordation of the attached Replat of the Final Plat subject to the following stipulations:
- All civil plans must be approved by the City of Peoria (City) prior to recordation of the Replat of the Final Plat.
- An approval of design from the Development and Engineering Department for the necessary improvements in accordance with the City Subdivision Regulations, as determined by the City Engineer, must be obtained prior to recording the Replat of the Final Plat.
- In the event that the Replat of the Final Plat is not recorded within 60 days of Council approval, the Replat of the Final Plat will become void. The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations.
