SUBJECT:
Final Plat, Vistancia Village D South, Parcel D-19, Southeast Corner El Mirage Road and Westward Skies Drive (Project No. R240033) 

Purpose:

Discussion and possible action to approve a Final Plat for Vistancia Village D South, Parcel D-19, a Re-plat of Parcel D-19 of the Vistancia Village D South, Master Plat per Book 1793 of Maps, Page 45 MCR. Located at the southeast corner of intersection of Westward Skies Drive and El Mirage Road and authorize the Mayor and City Clerk to sign and record the Final Plat with the Maricopa County Recorder’s Office.

Summary:

The purpose of the Final Plat is to re-plat a parcel for commercial use.  This development is within the City’s water and sewer service area.  This Final Plat will dedicate easements and Right of Way on existing Parcel D-19 for proposed commercial development. All internal roadways are private and will be maintained by the development.

Previous Actions/Background:

The site plan (SP23-40) was reviewed by the city and approved in June 2024.

Staff Recommendation:

Staff recommends the approval and subsequent recordation of the attached Final Plat subject to the following stipulation:

 

  1. All civil plans must be approved by the City of Peoria (City) prior to recordation of the Final Plat.

 

  1. An approval of design from the Development and Engineering Department for the necessary improvements in accordance with the City Subdivision Regulations, as determined by the City Engineer, must be obtained prior to recording the Final Plat.

 

  1. The developer must provide a financial assurance in the amount agreed upon by the City Engineer and an Agreement to Install for construction of the infrastructure improvements in accordance with the City Subdivision Regulations, prior to recordation of the Final Plat.

 

  1. In the event that the Final Plat is not recorded within 60 days of Council approval, the Final Plat will become void.  The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations.
