Discussion and possible action to approve a Final Plat for Lot 14A Tramonto Bello Amended, A Re-plat of Lots 14 and 15 of Tramonto Bello Plat per Book 1024 of Maps, Page 50 MCR. Located at the Northeast Corner of 74th Lane and Calavar Road and authorize the Mayor and City Clerk to sign and record the Final Plat with the Maricopa County Recorder’s Office.

The purpose of the Final Plat is to re-plat two lots and combine them into one lot for residential use. Current existing accessory structures are not in conformance with the minimum lot coverage requirements. The combination of the two lots will result in meeting the minimum lot coverage requirements.  This development is within the City’s water and sewer service area. All internal roadways are private and will be maintained by the development.

The site plan (P07-08) was reviewed by the city and approved in March 2008.

Staff recommends the approval and subsequent recordation of the attached Final Plat subject to the following stipulation:

1. In the event that the Final Plat is not recorded within 60 days of Council approval, the Final Plat will become void.  The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations.
