SUBJECT:
Replat, Village J at Vistancia, Parcel J-14/15, Northeast Corner Vistancia Boulevard and Twin Buttes Road (Project No. R240025) 

Purpose:

Discussion and possible action to approve a Replat of Village J at Vistancia Parcel J-14/15, located at the Northeast Corner of Vistancia Blvd. and Twin Buttes Road, and authorize the Mayor and City Clerk to sign and record the Replat with the Maricopa County Recorder’s Office.

Summary:

The purpose of this Replat is to adjust lot lines where the model homes will be constructed to allow for various models to be constructed in one location. This development is within the City’s water and sewer service area.  This replat creates no new lots and does not remove any lots from the total lots previously approved. All internal roadways are private and will be maintained by the Vistancia North Association.

Previous Actions/Background:

The previous final plat, Final Plat of “Village J at Vistancia, Parcel J-14/15”, was approved by city council on June 6th, 2023, and recorded through the clerk’s office in Book 1744 of Maps Page 43, Maricopa County Recorder.

 

Staff Recommendation:

Staff recommends the approval and subsequent recordation of the attached Replat subject to the following stipulations:

 

  1. In the event that the Replat is not recorded within 60 days of Council approval, the Replat will become void.  The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations.

No fiscal impact.
