Discussion and possible action to approve a Replat for Lot 1 “Hidden Treasures”, per Book 1148 of Maps, Page 47, MCR. Located at the Northeast Corner of 71st Avenue and Villa Lindo Road and authorize the Mayor and City Clerk to sign and record the Replat with the Maricopa County Recorder’s Office. |

The purpose of the Replat is to split an existing lot into two lots for residential use. This development is within the City’s water and sewer service area. All internal roadways are private and will be maintained by the development. |

Staff recommends the approval and subsequent recordation of the attached Replat subject to the following stipulation:
- In the event that the Replat is not recorded within 60 days of Council approval, the Replat will become void. The developer may request re-approval from the City, with the understanding that the City has the option of imposing additional requirements or stipulations.
